Healthcare and Senior Living Renovation Subcontractor in Tampa Bay

Renovating a skilled nursing facility, an assisted living community or a medical office is different from any other interior job. Residents and patients stay in the building, staff keep working, and the infection-control plan sets the rules for every shift. Kanos Group works as a trade subcontractor for general contractors on exactly this kind of work, with our own crews for painting, stucco, drywall, acoustical ceilings, flooring and selective demolition.

We plan around the facility, not the other way around. That means room-by-room or wing-by-wing phasing, work windows agreed with the administrator and the director of nursing, and clean, quiet crews who understand that a resident's room is also their home.

Scopes we self-perform

Our crews handle the interior trades that make up most of a healthcare refresh or renovation package:

Working inside an infection-control plan

On healthcare projects the ICRA (Infection Control Risk Assessment) class decides containment, negative air, dust control and cleanup. We follow the plan the GC and facility put in place: containment barriers and zip walls, sticky mats at the work-area exit, HEPA vacuums, covered debris carts and daily cleanup before the area is turned back to staff.

We coordinate with the GC's superintendent on which areas are released each day and keep our crew size matched to the area, so the facility never has more disruption than the schedule calls for.

Phasing, after-hours work and coordination with MEP trades

Most occupied renovations are a sequence of small handoffs. We schedule our work around relocation of residents, nurse-call and fire-alarm work, and above-ceiling MEP activity, and we close up and finish behind the MEP trades as each area is released. Evening, overnight and weekend shifts are available when the facility needs common areas or corridors kept open during the day.

Our background includes MEP coordination on healthcare and skilled nursing work, so we read the drawings with the other trades in mind and flag conflicts early instead of discovering them with a paint roller in hand.

Licensing, insurance and paperwork

Kanos Group LLC is insured and provides a certificate of insurance (COI) on request. Permitted work is performed under our Florida Certified General Contractor partner, Hilda Maria Balbi, CGC1508959, qualifying agent and permit signatory.

We provide certificates of insurance naming the GC and owner as required, sign subcontract agreements, and submit lien waivers with each pay application.

Frequently asked questions

Can your crews work while residents are in the building?

Yes. Occupied work is the normal case for us. We phase by room or wing, follow the facility's infection-control plan and adjust hours to the administrator's schedule.

Do you work after hours?

Yes. Evening, overnight and weekend shifts are available when common areas or corridors must stay open during the day.

Do you bid as a GC or as a subcontractor?

On healthcare and senior living work we usually bid as a trade subcontractor to the general contractor. Send us the bid package and scope sheet and we will price our trades.

Send your bid package to info@kanosgroup.com or call (954) 376-1984.
