A tenant improvement job lives or dies on how many trades the GC has to chase. Kanos Group can carry a large part of the interior package with our own crews: demolition, metal stud framing, drywall, acoustical ceilings, paint, flooring and tile. Fewer handoffs means fewer gaps in the schedule.
We work as a subcontractor to general contractors on office, retail, restaurant and medical office suites across Tampa Bay.
Pick the scopes that fit your bid. We price them separately so you can compare line by line:
We run the work in phases with crews sized to each one. Our demolition crew typically runs six to nine people with our own trailers, so a suite can be cleared quickly and handed to the MEP trades. Framing, drywall and finish crews follow in the order the superintendent sets.
We read the full set, not just our sheets, so we can flag conflicts between the architectural, MEP and ceiling plans before they become change orders. You get a scope-by-scope price with clear inclusions and exclusions.
Interior TI schedules are driven by inspections. We frame and board in the sequence that lets the MEP trades rough in and pass their inspections, hold the ceiling until the above-ceiling inspection is signed off, and build rated walls to the assemblies shown on the drawings.
We keep the GC informed of what is ready for inspection each day so the inspector's visit is never wasted, and we flag anything that would block the next trade.
At turnover we complete the punch list, clean our areas, haul off our debris and leave attic stock of ceiling tile and flooring as the specification requires. Lien waivers go out with every pay application.
Kanos Group LLC is insured and provides a certificate of insurance (COI) on request. Permitted work is performed under our Florida Certified General Contractor partner, Hilda Maria Balbi, CGC1508959, qualifying agent and permit signatory.
